Hi All, I had been to the Suryanagar Ph2 on Saturday 4th Dec and saw all the 4 sectors thoroughly. I found that the layout is too big and away from all main roads. God know whether it will even develop after 10 years of locking period. Its niether good for investment as u cant sell for 10 years nor good for living. Looks like not worth blocking 15.50 Lakh including registration for HIG-1 site. There are totally 4 Sectors and each sector is as big as Suryanagar Phase-1 so you can imagine how far each site would be. I am planning to withdraw my money even with a cut of 25%. Also, people who have got sites allotted in Sector-D have to wait a long period to develop as its at the end of 4th Kms. Regards Ali..

I can understand what you are trying to tell. But even 10 years before places like Kengeri, Whitefield, Kanakapura road, etc were of the same kind which you are trying to describe. If you invest today, it’s always difficult to start building the house in any government alloted sites. But there is always hope. I take it as between 3 – 5 years to see development and may not be 10 years.
Bengaluru is growing friends, if you invest today, you can atleast plan to leave in this place after 5 years. If not nothing can happen.
I know one old person who stays in the rented house even today. He had got a site in the Basavanagudi some 20 or 25 years ago. But thinking that it’s not worth continuing with his site (by seeing under development of the area) he sold the site for an amount of INR 10,000 for the 40X60 site. I listen to him today again and again. He always tell “See this was my site and sold it 25 years ago and see how it has developed today”. So friends think of the future also.
Atleaset people who come from the middle or even from the little higher middle class cannot buy a site or house in Basavanagudi, until and unless he has some black money or parental property or something coming from the parents to there children.

I 100% agree with Vijay Kumar. I have the similar experience. My uncle who got a BDA site near Kamakya theater, sold it for 2 lac rupees around 15 years back. It was a 40 X 60 site. Now what could be the price of the site ? May be 70 lacs or even more ! So, where is 2 lacs and where is 70 lacs? Who can spend 70 lacs now for the site? Even a software professtional staying in US for over 5 to 10 years can not can not even imagine purchasing a site for that cost. So, friends, whoever has got the site alloted through lucky draw, my sincere advice is to keep it up and do not loose this chance. Whoever has not got the site or house – please do not loose hopes. I wish everyone gets a chance this time. Thanks.

If somebody make a full payment in the first month itself, they will get a 1% discount. If somebody decides to make all the payment at the end of the 4 th month (no payments in first 3 months), KHB will charge them some interest. Best wishes to all the allotees. Depending on you. They only ask Afidavith. Anyone can give this afidavith. Future you may get problem if some body/org complaints on you/..

I have been to the site 2 weeks back on Sunday afternoon in Car and faced lot of difficulties. I have been allotted site in C sector. There is no clear demarcation between sectors. You can easily identify Sector B because it is at the one side of the road and remaining three sectors on the other side. There was no one to guide me at the site. Somehow reached to sector D office, but the people there couldn’t help me with the queries regarding sector C. In the end I was not able to find the plot allotted to me.
The layout is still in the initial stages and there are no proper roads connecting to interiors, so 2 wheeler will be better choice than 4 wheeler. It will save you a lot from walking. Also I will suggest you not to go on Sundays because there will be less activity at the site and you will not find any one guiding you.
Also have a look at the entire layout plan, the plan which shows all the 4 sectors (Ref link to picasa album in the Part 1 discussion) and locate your allotted plot. I think this will help you to find your plot.

Builders are doing very good development and It is going very fast. I liked it. I thought that it will be completed within a year.
A friend of mine has been alloted a MIG plot. He is buying the plot as an investment and want to sell it off some time later. He wants to know how long he had to wait to sell it off according to KHB rules.
Sorry, if I am offending anyone, since I know people here are very keen to own a site and few others unlucky people who did not get a site alloted in lottery.
Some people they say that can sell immediately and no locking period. But I read somewhere there is 10 years locking period. Just call Kaveri bhavan and check. They will respond immediately for this info. After 10 years, it will go for more than 1 crore definitely. So, better to sell after 10 years to look for good investment.

First read my new comment and goto the temple as mentioned in the picture attached (above). Right side of that temple, you will see a KHB office. On the wall you will see the map of all sectors with site number (I heard). I did not have time to go near to that wall. Yellow coloured stones are used for boundary of the site. In the middle of the site you will see the white cement block(stone) marked with black coloured plot number. Most of the white cement stones (block) with marked plot number are dipped inside the earth(soil) due to JCP. So, sometime very difficult to figour out. And also set of plot numbers are not in proper order. I mean, 1-1000 sites are in one place and 1000-2000 are in other place and 2000-3000 are completely in different place. And also 1-1000 are also divided into set and are not in the proper order. So, better look into the map for plot number location before searching your site and ask the Engineer inside the KHB office. Other engineers they don’t have information on the site location. I faced lots of problem while finding it out.

Yeah you can drive straight into the Hosur Road,without taking any diversion from Forum.After the Narayan Hridalaya,you will get Anekal cross road,under the flyover take right.After almost one km you will get Suryanagar phase I.Then go ahead for about half a km.There you will find a board indicating the Suryanagar Phase II towards right.Take right there is Escords plant on the left then after about one km you will find the Phase II area under construction

Yesturday I went to Suryanagar. It is very difficult to figour out the alloted site. Some of the site numbered stone is dipped inside the earth due to JCP and other stone’s number is not clear. Site numbers are not in the order. How I figered out is, mine is XX31 and I have seen XX29 and XX36. So, based on this I figered out my site. But for finding out my site, I have spent more than 2 hours and I searched whole Sector-C and Sector-A. My luck I didnot goto Sector-B and Sector-D.
The easiest way to figour out your site is, goto the temple as shown in the figour. Right side of the temple there is a KHB small office. On the wall you can see II-phase maps. I heard that from that we can figour it out the correct site number. How to goto that temple? First you need to getdown in the 4th bus stop from Chandapura Bus stop. 2nd Bus Stop from I-Phase. Right side one big arch is there. Left side there is board having mark to II-Phase. So, what you need to do is, take the road under the arch. Take only thar road. In middle, left side, you will see one big temple. Don’t go there. I mean, there you will see FSC company (name is not exactly correct). Take right turn and go. and then leftside. Then straight to that temple. Means, only use thar road till that temple.
By searching, I was tired a lot and finaly thought that why I applied for this. But anyhow, after 3 to 5 years it will be developed a lot. Anyhow to my site it will be nearly 12 k.m. from Electronic City. But Phase-I is only 7k.m. apart from Electronic City. But anyhow, KHB builders are doing very good development. KHB has given to several builders to complete the work. I liked how they are doing. It seems that, most of the stuff will be completed within the year. Let’s hope it.

If i am allotted a HIG-1 site (40×60) we would have initially paid Rs3,60,000/-.
My questions is what is the remaining amount we need to pay KHB is it Rs 10,80,000/- or [Rs 10,80,000 + registration fees]. if we need to pay registration fees what is the approximate value ?
Second question when is the site registered to the applicant ? is it at the time of payment or some time later ?
As per latest updates:
1) remaining amount / 4 for each month. Registration fee is normally 6% of total amount mentioned in the Sale Deed.

I visited the place. It is 12 Km from electronics city
However there are 2 big 100+ ft roads being developed between sectors that will lead to Narayana Hrudayalaya. This will cut down the distance to Narayana Hrudayala to 5 km & Electronics city to 8km and we won’t have to go to Chandapura circle
Still land is like farm land and is being developed. I think it will be a good property in the years to come – in about 4-5 years. The location is very good and KHB builds good layouts

You can check the googlemap. Check, which is convenient for you. From JP nagar OR from Jigani (road) also can go to Suryanagar.
This is good information. I had worried a lot about 12km distance to surya city. By 8km can catch Metro train in future. But anyhow we can have a plan to construct a house soon after complete the development. I have seen that they have already constructed safety tank and water pipe connection. Electricity pole yet to install. Right now only mud roads. KHB houses are being constructed.

Good see lot of allotted people in the blog. I didn’t get the allotment in suryanagar phase 2, even i applied when SN phase 1 called. I missed out opportunity to own govt site in both the time. I want to know when the deposited amount will be refunded back me. Please through some light if anybody know about this.
No need to worry. You will get a site on March in the 2nd allotment. I have seen in Phase-II that most of the constructed sites are left blank, these sites are major sites, will be allocated to remaining people. Don’t expect refund money. They had announced this news in 1st allotment time. So, be happy
As announced in the 1st allotment, all candidates will get the sites in March and remaining sites/houses will be called for fresh applications. So, no need to worry, all will get. Anyhow politicians don’t poke their nose in this, due to ….(you knew by TV).

You no need to worry. You will definitely get site in March. There are lots of sites available. Initially they had acquired 300 acres of land. And constructed sites 9,0xx ( I had given exact figure in discussion part-I). Then again they acquired 450 acres of land. Only there were 10500 valid application. There were discussion in 1st allotment venue. KHB people said that unallocated people should not worry, they will be allocated on March and will be called for new application. Then one audience questioned them that when KHB call for new application, it should be after completely allotment to 10500 applications. KHB said first March they will allocate to all 10500 people. Then for remaining sites they will again call for new application. Think, now total 750 acres of land in Phase-II. So, no need to worry, be happy.

Yes, what KHB people said in 1st allotment venue that all unallocated people will get it on March. They said it in several times, in all rounds of lottery time like LIG SC/ST, State govt, Central, General, etc. I was there whole day. So,

Thanks for the reply. I was not knowing that all the applicants of SN phase II will get the site. When I called KHB office, one of the staff told me the same thing as you mentioned. Now I got the conformation through the reply’s given by our friends in the blog. As you mentioned this was announced during the allotment time itself, why it’s not updated in the KHB website.
If anybody holding BDA allotted site in his/her name(3rd party sale), will effect in allotting KHB site. Since it is not directly allotted by BDA to the person will this be considered for KHB allotment.
I visited the phase 2 on Saturday 18th. Thanks for all who gave the directions.
Only thing is it will take lot of time to figure out the allotted site, since there is are no landmarks within the sectors. Lot of construction activity is also going on..
Location, soil is very good I traveled across almost sector ‘A’ and most of it is plane area and not too much ups and downs. Soil is RED and good for construction.
I saw bore well seems enough ground water for the time being.

27 dec 2010 – good experience when i visited the khb office…
I have been lucky to have been alloted a site in suryanagar ph 2. I had no hopes of getting a site at all as I thought getting a site through a lottery draw and that too with so many land scams in karnataka is impossible. Feels good now that an ordinary citizen like me who has no political influence can get a site..
I had a good expericne today when I visited the KHB office. I had been there to correct the spelling mistake in my name. I could not believe it, the whole process was done just in 10 minutes. Main database was updated with the correct spelling. I was elated again. There are some good staff out there and not all are corrupted. FYI,,, i did not have to pay a penny offiicially.. and no bribe too…
Person who dealt with me was raghu.. computer operator …sitting in the third floor…
So i eventually realised that if a person is not willing to bribe.. the task can be accomplished without paying any bribe.. what happens usually is when we enter govt offices.. we are usually of the pre conceived notion that we have to bribe and have no other choice…and hence end up bribing the official to get our tasks done quickly.. we need to have some patience and wait and get the task done without corruption.

I called KHB, they said allotment letter they had dispatched yesterday. So, it will take another 2 or 3 days to reach. I did not get allotment letter but I got payment letter from State Bank of Mysure.

a) Domicillary Ceritificate
b) Affidavith for not having land in urban cities.
c) Proof certificate for quota if you are eligible in that
d) Address proof if you had not submitted before (actual they don’t bother on this).
2) Mainly KHB bother on MONEY.

You better directly go to Kaveri Bhavan, Near Mysure Bank, Bangalore. Goto 3rd floor, there are some 3 or 4 computer operators. Contact them and ask them to do this correction. When you are going there, you have to keep zerox/photo copy of submitted application form and also keep the document proof what you had submitted.

I got the allotment letter. Some important points here
6.) The site/house allotted shall not be alienated by the allottee for a period of 10 years through any means including agreement of sale/gift or any other mode of transfer of property other than by INHERITANCE.
7.) Absolute Sale Deed will be issued after 10 years from the date of Conditional Sale Deed.
8.) Karnataka Housing Board will maintain the layout till the layout is handed over for maintenance by the local municipality/corporation. The allottee has to pay the required tax, maintenance charges, etc., separately as per demand to be raised by KHB.

Today I called KHB for the next allotment date. He said like allotment might happen in April, then I asked him it was announced as in March. He said, they had announced as March. It migh hapen either in march or april.
Between I had visited the Surynagar Phase II site last week. Still lot of development needs to happen. I dont know what they did all these days its been more than a year they have taken our money.

Today i visited KHB office to enquire about next phase of allotment. Asked P.R.O about the date, she said it may happen in another 4/5 months. Then i ask her, whether all un-alloted people will get the site during next time. But she replied that next allotment also through lottery and chance of 90% applicants getting the sites. So every unalloted will not get sites in phase2. If missed in this allotment, there are some more sites coming in next phases where definitely given.
If anybody wants refund, they have to application and the amount will be refunded in 10 days.
If anybody having information on this pls share.
I read in today’s news paper (Prajavani page #9) – phase 2 allotment for unallotted people will be resumed shortly.

I called KHB today for the Suryanagar Phase II next allotment date. Person who picked the called said. The next allotment might happen in last week of May or first week of June.
I was optimistic that it will happen in March. Can somebody get authentic information. The person whom I spoke with was very casual.
And all the unallotted people start calling KHB office for next allotment date. This will build pressure on them.

Registration has started for whoever done full payment.
Get ready for Registration:
===========================
1. I had done full Installment to SBM and received one challen slip from officer out of 4 slips. It will take atleast 2 days to reach udpates to KHB (I am told like that).
2. After 2 days, I went to KHB, 3rd floor, right side, 2nd right cubicle. This is account section. This guy will check in the computer and give you Ledger Account statement (Pass sheet).
Took the allotment copy along with you because what is given your name by SBM might be different or middle name might be deleted. So, he will do update in the datatabase.
If you want to do correction on your name just ask Computer Operator who is sitting in the 3rd floor, straight opposite to the door.
3. Take this Pass-sheet and get it signed from Account Head (Nagappa, sitting separately in 4th floor Cabin or as you will be told to do).
For him you need to show the challen slip (Original) returned from SBM as proof. This Pass-sheet is required for Registration.
4. Goto Suryanagar I-Phase and show the Pass-sheet to officer (Shambu Lingayya or Shivmurthy-080-27803076)(I am asked to do this from Allotment division). Building (Apartment) : HB-2, and office 103.

does any body have an idea regarding the sites alloted in EWS category? My grandma has been alloted a site in EWS , though got provisional letter never got payment letter(i.e payment details) .
When I called KHB officials they are telling that the documents are scrutinizing but I am hearing the same reply from past 2 months.
